FAQ

Frequently Asked Questions

The questions Cape Cod and South Shore homeowners ask us most, about roofs, siding, permits and insurance. Still have one? Call (774) 368-6995.

Roofing

How much does a new roof cost on Cape Cod?+

The price of a roof replacement on Cape Cod and the South Shore is driven by the square footage, the pitch, how many layers come off and the material. Coastal Roofing & Siding measures the roof and gives a free written estimate priced line by line, so you compare real numbers rather than a ballpark over the phone.

How long does a roof replacement take?+

Most homes on Cape Cod and the South Shore are torn off and reroofed in one to three days. Coastal Roofing & Siding never opens more roof than the crew can close and dry in the same day.

How long does a roof last on Cape Cod?+

A properly installed and ventilated architectural asphalt roof lasts 25 to 30 years on the Cape Cod coast. A well-ventilated cedar roof lasts 30 years or more, and a metal roof longer still. Ventilation and flashing detail matter more to that number than the shingle brand does.

Should I repair my roof or replace it?+

If the roof is under about 15 years old and the damage is isolated, repair it. If shingles are failing across the whole roof, granules are filling the gutters, or the same roof has been repaired more than once, replacement is usually the cheaper decision over five years.

Can a new roof go over the old shingles in Massachusetts?+

Massachusetts allows a second layer of shingles in some cases, and it is cheaper on day one. Coastal Roofing & Siding usually advises against it: the deck cannot be inspected, the new shingles telegraph the old ones, and the roof runs hotter and fails sooner.

Which roofing material is best for a house on the coast?+

For most Cape Cod and South Shore homes the best value is GAF architectural asphalt shingles or standing seam metal, depending on budget and look. Cedar shake suits historic and shingle-style houses. Coastal Roofing & Siding installs all three, plus slate.

What wind rating do shingles need on Cape Cod and the South Shore?+

It depends on the town's design wind speed in the Massachusetts building code: 123 mph in Norwell, 125 in Duxbury, 127 in Plymouth and Carver, 129 in Bourne and 130 in Brewster. Up to 129 mph, shingles labeled ASTM D7158 Class G or H, or D3161 Class A, D or F qualify. At 130 mph only D7158 Class G or H, or D3161 Class F do.

How often should a roof be inspected on Cape Cod?+

Once a year, plus after any major storm. Coastal Roofing & Siding does the inspection for free: it takes under an hour on a typical home, and you get the photos and findings the same day.

Is a metal roof loud in the rain?+

Not when it is installed over a solid deck with underlayment, which is how a metal roof goes on a house. The drumming people remember is metal over open purlins on a barn.

Siding

What is the best siding for a Cape Cod house?+

Cedar shingle for authenticity and resale on a classic Cape, James Hardie fiber cement for the best balance of durability and appearance, and vinyl for value. All three hold up on Cape Cod and the South Shore when installed correctly, and the installation matters more than the choice.

How much does it cost to re-side a house on Cape Cod?+

The cost of new siding scales with the square footage of wall, the material and how much rot turns up when the old siding comes off. Coastal Roofing & Siding measures the house and prices cedar, fiber cement and vinyl side by side in a free written estimate.

How long does cedar shingle siding last on Cape Cod?+

Properly installed white cedar sidewall commonly lasts 30 to 50 years on Cape Cod. The failures Coastal Roofing & Siding gets called to fix are almost always fastener or ventilation mistakes, not the wood giving up.

How long does vinyl siding last on the coast?+

Premium vinyl siding installed correctly lasts 20 to 30 years on Cape Cod and the South Shore. Salt does not attack it the way it attacks wood and fasteners, so the limit is usually UV fading and impact damage.

How long does a full siding replacement take?+

One to two weeks for most homes on Cape Cod and the South Shore, depending on the size of the house and the material. Coastal Roofing & Siding never opens more wall than it can weather-protect the same day.

Can new siding go over the old siding?+

It is possible with some wall assemblies, and Coastal Roofing & Siding advises against it. The sheathing cannot be inspected, the flashing cannot be corrected, and you inherit whatever problem is already behind the old siding.

Permits, Insurance and Storms

Do I need a permit to replace a roof in Massachusetts?+

Yes. Massachusetts towns issue a building permit for re-roofing through the local Building Department. Plymouth, Bourne and Duxbury take applications through OpenGov, Norwell through PermitEyes, and Carver on paper forms. Bourne, Brewster, Plymouth and Carver charge a flat $50 to $75 for a house, while Duxbury and Norwell charge by project value.

Who should pull the roofing permit, the homeowner or the contractor?+

The registered contractor. If the homeowner pulls the permit, the job is no longer covered by the Massachusetts Guaranty Fund. Coastal Roofing & Siding (MA HIC #211166) handles the permit and inspections as part of the job.

Does homeowners insurance cover roof damage?+

Storm and wind damage is often covered, while wear and age are not. Coastal Roofing & Siding documents the damage with photos, measurements and a written report you can hand to your adjuster. It is a contractor, not a public adjuster, so you file the claim and the report supports it.

How soon should I file a claim after a storm?+

Within days rather than months. Most Massachusetts policies expect prompt notice, and adjusters get harder to convince as time passes and the damage weathers.

How do I know if a storm damaged my roof?+

Look for shingle debris or granules in the gutters and around the foundation, dark patches or missing tabs visible from the ground, bent ridge caps, and any new stain inside. Damage that broke the shingle seal without removing the shingle is invisible from the ground, which is why the assessment is free.

What should I do if my roof is leaking right now?+

Move what you can out from under the leak and put a bucket down. If water is pooling in a ceiling, poke a small hole at the lowest point so it drains into the bucket instead of bringing the ceiling down. Do not go up on the roof, especially in wind or ice. Then call Coastal Roofing & Siding at (774) 368-6995.

Do you offer emergency roof repair on Cape Cod?+

Yes. Coastal Roofing & Siding handles emergency storm damage outside regular hours, including tarping, and can usually tarp the same day to stop the water while the permanent repair is scheduled. Call (774) 368-6995.
