5 Signs It’s Time For A New Roof

1. Your roof is approaching 25 years old.

Check your property records or receipts to determine when your roof was last replaced. 

Most asphalt shingle roofs last between 20 and 25 years. If your roof is approaching this age range, it’s probably time to prepare for a replacement.

2. Neighboring homes are being re-roofed.

If you hear the sound of roofing work in your neighborhood, it may be time to consider your own roof. In developments or subdivisions, homes are often built around the same time using similar materials. 

This means that if your neighbors are getting new roofs, yours may be nearing the end of its life.

3. Missing shingles

Shingles can come loose when their adhesive weakens, often due to age or wear. This makes them more susceptible to being blown away by strong winds. While one or two missing shingles may be repairable, recurring problems or widespread loss may indicate a deeper problem with the integrity of your roof.

4. Shingles are warped or distorted.

Signs such as cupping, curling, or clawing in your shingles indicate that your roof is aging. 

– Cupping or curling: The edges of the shingles peel away, pointing upward.

– Clawing: The center of the shingle rises while the edges remain flat.  

These problems can be caused by factors such as extreme weather, poor ventilation, improper installation, or simply the passage of time.

5. Cracked or Torn Shingles

What may look like superficial cracks are actually cracks caused by years of thermal expansion and contraction. When the sun heats the roof, the shingles expand, and when the temperature drops, they contract. Over time, this cycle creates cracks and potential entry points for leaks and water damage.
